Proper Insurance may not be the cheapest option for short-term rental coverage, but they’re absolutely worth it for the peace of mind and comprehensive protection they provide. Our original roof was 18 years old, and after a series of storms, it was clear it needed to be replaced.

The first adjuster recommended only repairs, but we knew that would just be a temporary fix. At our roofer’s suggestion, we requested a second opinion—and this time, the roof replacement was approved. While the deductible (2% of the home’s value) made it a more significant out-of-pocket expense, it was the right call to avoid worrying about every storm that passes through Texas.

Proper Insurance processed the claim quickly, and McKinney Roofing did an excellent job—completing the roof replacement in just one day. We’re very satisfied with the experience and feel confident knowing our STR is properly protected.

Proper insurance has recently gone downhill in my opinion. They seem to be majorly price gauging, for one, get a second opinion! Ask AI to list all of the other STR insurance providers in your area. You’ll save thousands! Just know that if you sign up with Proper and decide to switch companies later it’s nearly impossible due to inefficiency or flat out ill-intentions, I don’t know. We went through all of the steps to terminate our policy - ad nauseam - and communicated with multiple employees who verified our request was received and the policy would not renew. Yet no one did their job right to officially stop the renewal payment from automatically coming out of the mortgage escrow account. It’s so infuriating to now have to spend God only knows how many hours of my life getting an obscene amount of money back from their underwriter Lloyd’s of London. I have hard evidence of my request to terminate the policy, well in advance of the billing and expiration date. So, I’ll update the results here when swimming through the red tape and then waiting on the refund check is finally over. Fun times. Choose wisely.

I have nothing but great things to say about Proper Insurance and their genuinely amazing staff. We worked with several people over the last year who have all been extremely helpful. However, we have worked with Matthew Stewart for over 4 months, as we had multiple claims to process on our lovely home that was wrecked by some renters! He worked on our claim personally and went through every Avenue to make sure that our claim was processed thoroughly. I would recommend not only proper insurance but Matthew Stewart to anyone, but especially those like myself who are doing this for the first time. He was so patient, kind and professional.

My wife and I use Proper for property insurance on our short term rental. The coverage for the $ is great, the customer service is boutique and their claims handling (props to Matt Stewart) is quick, easy and accurate. No weird portals or chasing 15 different claims officers. Just a few emails validating documents and facts and the claims are paid!
