Bold is certainly the worst property management company I have ever dealt with. A singular competent person would be more productive than the entirety of all personnel I dealt with in my time owning a property under their management.

- Emails sent to Bold would take 7-10+ days to be responded to, even for simple questions or requests.

- Meeting minutes for HOA meetings were not sent out or easily accessible.

- Getting on the email list was a near impossibility, apparently no staff was able to perform the simple function of adding a name to it. However - after finally being added 6+ months later - I now still continue to get emails after asking to be removed and no auto-unsubscribe options.

- Fees are out of hand for when the property was sold, after doing nothing during the course of ownership, they were happy to charge nearly $1000 in fees for doing more of the same (nothing).

- A list/numbers were sent out for people to help repair issues with the property. During an emergency plumbing issue - we attempted to reach out to the personnel number they provided. It took ~10 days for the individual to reach back out to us.

- The findings from the plumbing emergency were that the mains for the complex were essentially clogged and needed to be flushed (jetted). I relayed this to Bold - where they continued to take no action (and still haven't to my knowledge). The plumbing mains clogged twice more during our period of ownership, I continued to relay the issue, and still nothing was done.

The list of issues with Bold continues, but needless to say - if anyone/any complex is considering using Bold as their property management company, I would strongly advise against it.

Really just terrible experiences all around - I've dealt with property management associations at multiple properties, and Bold is truly the worst.

A quick laundry list of issues -

- Expect four or five e-mails on any given issue before you get a reply, even when trying to understand or comply with a new policy. At the recommendation of our board, Bold implemented a parking policy change in the middle of the winter and understanding how to get into compliance and receive passes for guests was a haphazard process requiring multiple emails.

- Absolutely INSANE fees for doing their part when selling a property. Most other management companies charge $100-150 for an HOA status letter, a requirement when selling a unit. Bold charged $475 for the status letter, $300 for a transfer fee, and $50 for the Eagle-Vail HOA transfer. Admittedly, this is the most work I've ever seen Bold do (don't worry! my agent still had to email and call multiple times!), but this probably took them 30 minutes to complete to earn nearly $1000.

- Despite years of requests to get on the mailing list for my association, Bold never added me.

- Bold claims they have in-house staff capable of repairs - we tried this out when a showerhead broke in a unit, and received a call back 10 DAYS after putting in a request for emergency service. By that point, the problem had long been fixed by someone else.

- When the board voted on a special assessment, the math and explanation from Bold about how it was charged was unclear. Again, it took multiple emails to figure out as most emails went without replies.

Just a nightmare. The best part of selling the unit is being done with Bold. If ever I hear of an association wanting to switch over their property management, I'll be sure to let them know of my experiences.

After living at an association they manage and having important conversations with the management team, Bold is not a company I would suggest. It is hard to find a good property management firm in this valley, but there are better options.

Twice I've mailed a check for Eagle Vail POA to Bold Property Management Solutions (BPMS) at the address THEY provided. Both times they failed to deposit the check so after 120 days my bank voided it and returned the amount to my account. Then I got an email from BPMS saying I haven't paid. They blamed the problem on me instead of solving their own internal problem regarding not depositing checks. HIGHLY unprofessional. The correct professional response would have been "We apologize for the inconvenience and will examine the failure in our system."

How is it when you walk into a business you are completely ignored by staff for an entire hour? Staff walked by saying someone would be with me, however no one came. There was a group of people in another room laughing and conversing while I continued to not have any questions answered. The best part: Listening to the phone ring and not be picked up. Then calling with my phone and listening to my call not be picked up while I'm sitting in the office. Thanks for the help y'all.
