DO NOT RENT FROM THIS COMPANY!
My roommate and I lived in one of their apartments for ONE year. Prior to moving out, we asked our leasing agent for what we needed to do, where he told us to contact the leasing office and send an intent to vacate to their email address that he provided. We gave multiple notices of our intent to vacate the property (more than 30 days prior) at the end of our lease, where we did not receive a single response, move-out instructions, nor the opportunity for a pre-move out inspection. After no response, we gave notice to our leasing agent and we were met with complete unprofessionalism, ultimately getting scolded for not reaching out sooner, despite the fact we had sent multiple emails and the company failed to respond.
Along with unprofessional agents, we only received $300 from our initial $1500 security deposit. With just my roommate and I living there for ONE year, they are claiming we racked up $1200 in cleaning, painting, and repair costs.
DO NOT RENT FROM THIS COMPANY, unless you want to deal with unprofessional leasing agents and losing a majority of your security deposit.

I would say they are the worst property management company I have ever felt with..they don't follow laws and constantly are doing illegal dangerous activities and the GM yells while asking to work together to get the work done that they are a cause of .. they will fight you tooth an nail for your legal rights while being shady slumlords that caused the issues in the first place. STAY AWAY FROM THESE GUYS YOU WILL REGRET BEING IN BUSINESS WITH THEM.

If you're going to rent from this company run find somewhere else there will be a better place than having to deal with the people that own this company. if you're going to let them run your property. I feel sorry for you these people's negligence is going to cause you a lot of money. they don't know the laws. they don't know the regulations in California, San Francisco specifically. I've been trying to get my apartment fixed for over 13 days now. I can't habit it. it's a non-habitable unit. I have been living here for 16 years. I'm a disabled adult and I can quite literally say that this is the worst experience of an apartment management company I've ever had in my whole entire life. their lack of response is sad and they're just overall lack of of willingness to even just meet halfway or even just treat another person as a human and a time where you know compassion would be greatly appreciated. but there just ignore your phone calls and they don't answer text messages when things leak or if you do have it a serious problem like the one I had in my apartment where the upstairs neighbor flooded the apartment. they don't even respond or tell you what's going on with your apartment. they remove you from it and they don't give you a temporary eviction for Capital improvements. notice they don't do anything like that I haven't received. I actually just now received today my first 24-hour notice to entry that was correct and like actually filled out correctly. so if you have any chance to stay away from these people stay away and run the other direction. there's a better replace somewhere. don't choose them

Worst property management company. I’m currently finishing out my lease and will never rent from them again. They are focused on getting properties and not managing them. There are broken down cars on the property, households with 4-5 vehicles, and a resident who is a hoarder and gas his trash in front of his house and the common driveway. Dogs on a “no dog property” left unattended outside barking day and night. You’d think emailing them would be a solution. You think calling them would too. Hey what about a property manager? No property manager. No one has inspected the property in the 6 months I’ve been here or if they have, they think hoarding & vehicles with busted out windows and cars double or triple parked adds character to the place. 905% of emails go unreported and 100% have not been followed through. I’ve called numerous times and rarely get someone but it’s always the same response… we will look into it. Don’t rent from IPS unless you want to pay a lot of money to live in substandard housing. I wouldn’t put my property with them either knowing they let tenants do what they want and are not maintaining g the property.

please don’t make the same mistake that I made and please read the reviews. All the people that gave a one star are not lying about how horrible this company is. these people had me living for months with holes on my ceiling which caused water stain on the walls. It would take them forever to even acknowledge my maintenance requests. They charged me for days that I was not allowed to live in my apartment and I had to put up a fight with them to get that money back.
Things even got more worse after I moved out. I had asked for a walk through before moving out and no-one ever got back to me about that.
I didn’t hear back from them until they sent me an email saying my deposit check refund was ready for pick up. I went in person to pick up my check and realized while looking at all the charges and how little of the deposit refund check I was getting back I noticed that they were over charging me for water and trash bill, they also charge me for a paint job which mind you the only thing wrong with the walls were the water stains THEY caused. and I was also charged for cleaning which I moved out two weeks before. so when I tell you, I cleaned I am not lying so they did not need to get a cleaner because I left it clean. I ended up not taking my deposit check that day because I wanted to speak to someone in person but of course there was no one to speak to me at that moment so I emailed the person the front desk person told me to email and until this day I have not heard from this person. I also sent out an email and forward the original emails to the operators email that I found online and till this day I have not heard back from them as well. This company is the worst. Please don’t waste your time they seem nice at first, but once you sign your lease their attitude changes. You have been warned.

Even after warning them that I knew very well about California Civil Codes regarding security deposits, IPS had the audacity to charge me $750 painting and $250 cleaning fee after I moved out.
They clearly know "wear and tear" statutes, but would decide to rip tenants off. They also completely forgot to do an Initial Inspection because... competency...
Look at the photos of how I left the unit, and decide for yourself if they don't nickel and dime you.
Also, look past the recent 5-star reviews. These guys were clearly on a positive review blitz.

Lack basic common sense , has no respect for tenants, I called their office, and lady called Sherly, very bad attitude,does not respect the caller , and she hang up on me . Does not have have basic customer service.I never saw unprofessional people like those !.

We had hired IPS to manage our apartment building and it was just a terrible experience dealing with them. They are an extremely poorly managed company. They leased to underqualified tenants even when we clearly told them otherwise. They sent ridiculous utility bills to tenants due to which we got numerous complaints from our tenants. We lost a tenant due to this. When we decided to part ways with them, they made the transition extremely difficult. They stopped communicating at all. They kept overcharged us for maintenance expenses. Extremely unprofessional and worst company to deal with
