Watson & Associates LLC have been an amazing property manager. They have worked with me from day 1 and listened to me. They have made me feel valued as a renter. The have immediately been on top of any work orders I've submitted and have been handled and fixed in a timely manner. I'd highly recommend them and if you are looking for a place to rent! The biggest upside is there pet policy it's so hard to find a place to rent with a Great Dane is seems like and they allow me to have my dog! Definitely plan on renting from them for as long as possible!

Watson & Associates is by far the WORST rental agency in Saint Robert. These people are all about taking your money. When we rented from them we received our apartment in a disgusting condition. Dog fur, standing water in the dishwasher, filthy carpet ect..We did the move in inspection and noted everything ( to include pictures). Not once did they offer to have the apartment professionally cleaned. Upon move out they want the apartment to be spotless. They will take all but a few dollars of your deposit if they feel the apartment is not clean to their standard. When you bring up the fact that you left the apartment better than what you received it, all Shena will say is you signed the lease agreeing to have the apartment clean. They will not take into consideration your move in inspection. These people find any loophole possible to keep your money. YOU'VE BEEN WARNEDāš ļøSTAY AWAY RENTERS, SPEND YOUR HARD EARNED MONEY ELSEWHERE!

Acted like they were approving us for an apartment and just because we make a few dollars less than the 3x rent. We got a co-signer and I had put my phone number down for his application because he is a 77 ur old man who barely knows how to work his phone and isn’t around it much. So they denied us and said we couldn’t rent through any of their properties because we gave false information. A PHONE NUMBER!!! That’s all! A damn phone number ruined everything and 180$ lost the consigned is an ex veteran and made more than enough to qualify and tried to say my credit is bad but my credit score is 683!

I am not sure what is going on with this establishment but they need to do better!! Hire more than one accountant if they can’t do their job or can’t keep up with the accounts! Do something at this point. I’ve had a balance paid off almost a year ago. (This is also on money that they charged me for that I shouldn’t have even had to paid because I moved out and gave a notice and the guy working there at the time said I can come sign paperwork at the end of the month I did and was charged for the next months rent and basically scammed me to pay for that next month instead of telling to come do their paperwork when I originally called to notified I was moved out.) Why hasn’t that been updated!? I got some weird excuse about the fees the debt collections do, that doesn’t pertain to me and does not matter if the account is paid off in full, I am paid in full to the company. I’ve reached out on multiple occasions to get an updated ledger, every time I have called the accountant isn’t in but has been notified. It’s been almost 3 weeks since my first initial call to update my ledger. This is frustrating. All I can do is call back when an accountant is there?!? Am I going to call everyday!? I’m not sure what’s going on there and why I can’t get a call back either or even my account simply fixed/updated. I am not sure why I am having to try to ask these people to just do their jobs repeatedly. I’ve asked to speak to a manager or a higher up and they insisted they were a broker. I will definitely be reporting to the BBB. What if I needed that ledger to find a good home immediately?!! Horrible service, would not recommend doing any business or having any connections with this company.

They were a great rental company to rent a property from. They addressed any submitted issues promptly and got things repaired in a timely manner. I always paid on time and never had any problems relating to payment. I took care of the property like it was my own and never had any issues with walk through inspections or the final inspection. Their communication was excellent. Overall, no problems at all and they are one of the better rental companies I've rented from over the years.

Overall, they’re not bad but could stand to improve in several key areas. I’d consider renting from other property managers first in the future. EDITED to respond to their rebuttal:

1. Yes, the lease requires you to provide a min of 24 hours notice, I’m saying that minimum standard is inconsiderate as I’m sure you’d agree if you were subjected to that timeline as a tenant.
2. Not saying an investor can’t view every unit, but historical data doesn’t support your claim that they will do so in a single viewing so these viewings should be more carefully organized. Also, you all never once informed me that the viewings were complete on viewing days.
3. I’m stating there are management companies with more affordable pet fees, not that pet fees shouldn’t be charged period. For the record, my family owns and rents out several properties, charging a non-refundable pet fee and NO additional monthly pet rent. I find this most fair for both tenant and landlord so your assumption as to what you’re sure I would do is incorrect.
4. Why are you quoting my lease? Like I said you charge a $75 rekey fee upon move-out (even if the tenant returns keys and does not add/alter locks). This practice is unfair, re-keying between tenants was either the company/landlord’s choice and should be that party’s cost of doing business.
5. You say additional fees may apply, but you don’t disclose what/how much on the listing, the tech fee is only disclosed in the lease. Appfolio controls the payment method fees, but YOU require payment via appfolio. I rest my case.

1. They review applications/ give decisions fast.
2. Their portal for move-in inspections is user friendly and breaks down each room into an easy to complete checklist so that you cover all existing damages.
3. Good maintenance team. All my work orders were promptly attended to.
4. Their app keeps all documents in one place.
5. For move-out inspections, the property managers compare their inspection to your move-in inspection and inspections for prior tenants’ move-in/move-out.

Cons:
1. They don’t give reasonable notice to tenants of viewings, their standard is a minimum of 24 hours notice. The company should only accept viewing requests that allow a min. of 2-3 days notice to the current occupant (this is what I’ve found to be standard from other places I’ve rented from over the past 10 years).
2. Viewings need to be scheduled in a more organized manner. Rather than accepting requests to view the entire building, viewings should be for specific units. This would prevent the situation I’ve been in where the whole building was notified of a viewing, but then the agent picked which units they actually wanted to enter the day of. My time has been wasted as I’ve had to shuffle things around last minute (due to the inadequate viewing notice I’ve discussed) only not to have the agent show. At the very least, the agent should check out with the office who then notifies tenants ā€œviewings are compete for the day, thank you for your time.ā€
3. Pet fees are higher compared to other property management companies. They charge $350 per pet (non-refundable) plus $25 monthly pet rent again per pet. There are other companies in the area that either don’t charge monthly pet rent on top of the pet fee and/or charge $350 for the first pet and then a discounted amount for subsequent pets.
4. There is a $75 rekey fee regardless of whether you returned all keys on move out or not, I’ve never seen a management company do this before in my 10 years of renting experience and it’s not fair.
5. I’ve had several interactions with the property managers where they just seem out of touch with the conversation and fail to answer direct questions I’ve asked. In the end I got my concerns addressed, but I question how much customer satisfaction is a priority.
6. They require you pay rent through their app. This entails a $25 technology fee. Payment is via debit/credit card or e-check only which all come with an additional fee. Expect an additional $30-35 on top of the rent advertised on the property listing.

Of all the places I’ve rented at, Watson Executives really went above and beyond for me and my family. They gave us tours through housing we asked for and was completely transparent with issues beforehand. They use an easy to navigate app that is very thorough and detailed! Maintenance was very reliable and would work around your schedule to get you what you needed, they replaced our dishwasher and was professional and courteous when the drains needed to be snaked. Would recommend, disregard the 1* reviews who are trying to shelf blame on others. Take many photos when moving in, let maintenance deal with urgent issues, and take care of your pets.
