Property Shop is not totally awful. The only positive thing I can say is that their communication is quite good and they're timely. But they're not good either. Not by a long shot. The things that they do to subtly exploit their leasees is outright dishonest and absolutely ridiculous.

To cite a few examples in recent memory:
1) My roommate opted to move out and so informed them that he would not be renewing his housing contract for 2022-2023. This was a few months before any new housing contract could be drafted - March of 2022. In response, Property Shop told him that he would need to pay $300 as a Lease Addendum Fee. In other words, they required him to pay $300 TO MOVE OUT, as an addendum to a lease that didn't even exist yet. To add clarification, he was going to stay until the end of the contract year, meaning that he wasn't leaving early and so the charge was not at all justified.

2) During the transition from the original landlord (Pirula LLC) to Property Shop which occurred partway through our 2021-2022 lease, Property Shop neglected to tell me and my roommates about their billing schedule for rent. For context, our previous landlord collected rent at the end of the month, whereas Property Shop collects rent at the beginning of the month. Since they did not tell us this, we were all erroneously charged late for our rent. It was only after our original landlord informed Property Shop of this (at our prompting) that Property Shop dropped the late fee.

3) A roommate of mine was unable to write checks for a short while and thus could not send his monthly rent to Property Shop. For context, Property Shop's deadline (at least for Richmond, VA) for rent is the 5th of the month. I sent my rent check on June 24th, 2022 for the month of July. Then, having learned about my roommate's inability to send any checks, he Venmo'd me his portion of the rent and I sent a check on his behalf on June 27th, 2022. Despite being sent over a week in advance, Property Shop did not cash in the checks until July 5th and 7th, earning the latter check a late fee. When I asked if they had the postmark to confirm that the checks had arrived past the 5th, they claimed that they threw away the envelopes and thus did not have the postmarks recorded. Even in the unlikely event that our rent checks got lost in the mail, there is no feasible way that they remained in the mail for over a week until they finally reached Property Shop. The burden of proof is on them and they have yet to provide anything.

Property Shop is greatly dishonest and I discourage anyone from renting under their management.

The Property Shop has managed my property in Henrico County for several years. Graham, Jason, Jason and Winnie always made me feel like my property was a priority for them, even though it represented a very small percentage of their business. As a result of their years of experience and knowledge, my property was always under lease, and the tenants whom they placed treated the house with respect. During the five years they managed the property, there was never a need to make repairs as a result of tenant damage. Also, on two occasions, insurance claims had to made because of storm damage. In both instances, the Property Shop handled everything from hiring the contractors to working with the insurance adjustor. Additionally, I recently decided to sell the property. Graham and Jason worked quickly to get the property ready to sell, and they found a buyer within a week of my decision to sell. They provided me with all the information I needed to make the decision to list the house and the proper valuation of the property. This is probably the first and last time I will ever have a rental property, and it was a wonderful experience because of the Property Shop.

Our experience with this company was completely unprofessional. I assist my mother with daily paperwork and other obligations. My mother was in search of a new residence that would fit her financial needs. We saw a listing on apartments.com for a house in Henrico. As soon as we saw the listing we contacted the Property Shop to inquire about it. They stated that the address was not officially listed on their website and that we would have to wait. 2 weeks went by before the property was listed. Once listed, my mother schedule a viewing to see the property. On March 22, 2021 at 10:40 AM. Prior before viewing the property, we spoke to staff members to inquire about all requirements needed for the application. My mother obtained all documents and full amount of money required prior before the housing viewing on March 22, 2021. We were told that applications will be processed in the order in which it was received. After viewing the property, my mother and I drove to the main office and delivered all documents and money at that time. We were the first ones to deliver a complete application with all requirements. On March 23, 2021, the main office emailed my mother a document that required a signature at 11:58am. We were unaware that a document was sent. We just happened to call at 1pm and asked about the status of the application. We were told that a document was emailed for a signature. I and my mother completed the document at 1:20pm and called to confirm that it was received. At that time we were informed that they have moved forward with processing another applicant due to the delay in which the paperwork was signed. Later the following week, we were informed that another resident secured the location.

What is unprofessional with this company is informing my mother that her application packet was complete and being reviewed on March 22, 2021. Then emailing her an extra document to be signed at 11:58pm on March 23, 2021. The document was signed and returned by March 23, 2021 at 1:20pm. Due to this small delay in time, her application was pushed further back on the list while the company started to process other applicants. What is also unprofessional is being told that the application was complete but then being sent an additional document which caused a delay in the process.

I advise anyone to not waste your time or money with this company.

We loved renting through The Property Shop, we honestly only stopped because we bought a house. They were responsive with the couple issues we did have and always followed back up with us. When we moved out we scrubbed everything well and got our entire security deposit back. Highly recommend!

WARNING! Do NOT put an application deposit with these guys. They changed the terms of our application and then would not return the deposit. Taking legal action, but these guys are shady.
